One of my favorite property types to show Bay Area clients right now is what I call the family compound — a single parcel with multiple living structures, enough land for farming, horses, or recreation, and the kind of privacy that costs $10 million or more anywhere in the Bay Area.
Here's what that looks like in practice:
- Two custom luxury homes on one parcel — perfect for aging parents and adult children living independently but close together
- 38+ acres of open land — previously farmed with walnut and almond orchards, with the soil and space to bring that back if you choose. The potential for income-producing agriculture is there if that's part of your vision.
- Private gated entry, metal shops, guest quarters, and river or foothill views
- Price range: $2.5M–$3.5M — a fraction of what comparable privacy costs in Marin, Napa, or the Peninsula

- Retiring Bay Area professionals who want to cash out their equity and stop maintaining a small home in an expensive city
- Multi-generational families looking for one property where grandparents, parents, and kids can live nearby — without living on top of each other

- Remote workers who no longer need to be near San Francisco or San Jose, and want to trade square footage of house for acres of land
The Central Valley Advantage
Here's what surprises most Bay Area buyers when they make the drive out:
Oakdale is a charming small town often called the "Cowboy Capital of the World" — great schools, a tight-knit community, and sitting right at the foothills just 20 minutes from the entrance to Yosemite country.
The Stevinson and Merced River corridor offers some of the most private riverfront property in the state. Properties that would cost $10 million or more in Napa or Sonoma are available here for a fraction of that price.
Modesto and Turlock offer big-city amenities — hospitals, restaurants, shopping, and airports — within 20–30 minutes of these estate properties. You get the privacy of rural living without being cut off from everything.
