What the Modesto Market Looks Like Right Now

Here's what the data is telling us in April 2026:

  • Median home price: approximately $450,000–$480,000
  • Homes are going pending in as little as 28–33 days
  • Inventory sits at roughly 1 month of supply — well below the 3–6 months that signals a balanced market
  • Homes are selling at approximately 97% of asking price
  • Many well-priced homes are still receiving multiple offers

That last number is the most important one. 97% of asking price sounds great — and it is — but it also means pricing matters more than ever. Price too high and you sit. Price right and you move.

The 3 Pricing Mistakes Modesto Sellers Make

1. Pricing based on what you need, not what the market says

I understand this one personally. You have a number in your head — what you need for your next down payment, what you've put into the house, what your neighbor got two years ago. But buyers don't care about any of that. They're comparing your home to every other active listing right now, and they'll walk if the price doesn't match the value.

2. Overpricing to "leave room to negotiate"

This strategy backfires in today's market. Overpriced homes sit longer, collect fewer showings, and eventually need price reductions — which signal to buyers that something is wrong. A home that's been on the market for 45+ days in Modesto gets scrutinized differently than one that just listed.

3. Using the wrong comparables

Not all sold homes are relevant to your pricing. A sale from 12 months ago in a different neighborhood tells you very little about what your home is worth today. Accurate pricing requires recent, local, and comparable data — not just the highest number you can find online.

  • Higher likelihood of multiple offers

So When Is the Right Time to List?

Spring is historically the strongest season for sellers, and we're in it right now. Buyer activity is high, families want to be settled before summer, and inventory remains tight across Modesto, Turlock, and Merced.

That said, the right time to list is when your home is ready and priced correctly — not just when the calendar says so. A rushed listing with deferred maintenance or an inflated price will underperform even in the best market.
