I get this question a lot right now. Friends, family, people I meet at networking events — everyone wants to know the same thing: "Jose, should I buy now or wait?"

So let me give you the same honest answer I give everyone who asks me directly.

What the Numbers Are Actually Telling Us

Here's where the Modesto market stands right now in 2026:

The median home price in Modesto is sitting around $450,000 — down slightly from last year, which is actually good news for buyers who have been sitting on the sidelines waiting for prices to soften. Homes are taking about 33 days to sell on average, which is longer than the frenzied pace we saw during the pandemic years. That means you have a little more time to think, a little more room to negotiate, and a little less competition than you would have faced 18 to 24 months ago.

Prices are forecast to rise 2-4% in 2026 as the market stabilizes. That's not dramatic appreciation — but it's steady and it's supported by real fundamentals: low inventory, consistent buyer demand, and strong homeowner equity across the region.

Here's what that means in plain English: we're not in a bubble, and we're not in a crash. We're in a market that's finding its footing after a few turbulent years.

The Case FOR Buying Now

I'll be honest — there are some real advantages to buying in today's market that didn't exist 18 months ago.

Prices have softened a bit. Modesto home prices were down about 2.4% compared to last year, which means buyers have more purchasing power than they did at the peak. If you've been watching from the sidelines, this window may not stay open forever.

You have more negotiating power. When homes were selling in days with multiple offers, buyers had almost no leverage. Today, with homes sitting a bit longer, you have room to negotiate on price, closing costs, and repairs in a way that just wasn't possible before.

Inventory is still tight. Modesto has only about 1 month of supply, which means there aren't enough homes to flood the market. This supply constraint is what keeps prices stable and prevents the kind of dramatic drops some buyers are hoping for.

Entry points exist at every level. The bottom tier median sale price in Modesto is around $273,500, which means first-time buyers aren't completely priced out of this market the way they are in the Bay Area.

The Case for Being Cautious

I'm not going to pretend there are no headwinds. Mortgage rates are still elevated compared to the historic lows of 2020 and 2021, and that does affect your monthly payment significantly. If rates come down later this year — which many economists are forecasting — buyers who waited could potentially refinance into a lower payment.

The question is: how long are you willing to wait, and what does waiting actually cost you?

Every month you wait, you're paying rent instead of building equity. You're also betting that prices won't tick back up before rates come down. That's a gamble that sometimes pays off, and sometimes doesn't.

Here's my honest advice: if you find the right home, at the right price, in a neighborhood you want to be in — and the payment fits your budget comfortably — this is a reasonable time to buy.
